If you are thinking of purchasing a home, we are ready to help you by providing a thorough and professional home inspection. You will receive a verbal report during the inspection and a verbal summary upon the inspection’s conclusion.  At the conclusion of your home inspection, your inspector will also give you a free copy of a book entitled “Now that you’ve had a Home Inspection…“, second edition.  This book contains 116 pages of information, illustrations and checklists about how your home works, how best to keep it maintained and how to save energy.

You will receive your written report, complete with digital photographs, by email, and we are also happy to provide your report in pdf format on a CD ROM or in a book form for your records at no extra cost.

We will be available to you by telephone at any time after your inspection if you have any questions or concerns.


SERVICES

FULL HOME INSPECTION

Henry’s Home Inspections will conduct a thorough visual investigation of the home’s readily accessible features, major systems and their components such as structure; foundation; roof; interior; exterior; heating and ventilation system; electrical; plumbing and more.

What is included in a full home inspection?

NEW HOMES
It is critical when buying a new home from a builder to make sure that you conduct the various inspections and file the forms required with the Builder and with Tarion on time.  These inspections include:

  • Pre-Delivery Inspection (PDI) – This inspection takes place with your builder once the home is ready for you to take possession, but prior to moving in.  It is a critical step to ensuring that your home was built to your specifications and is the first opportunity to view your completed home and assess its condition before you take possession. During the PDI, you and/or an individual you select to attend (your Home Inspector) will be given the opportunity to examine the interior and exterior of the home with your builder or your builder’s representative present. The objective of this inspection is to make a written record of all items that are incomplete, damaged, missing, inaccessible, not operating properly or otherwise deficient.
  • 30 Day Form – This is the first of your Statutory Warranty Forms, and it must be completed and submitted to Tarion and to your builder within the first 30 days of your possession of the home.  It is recommended that you do this on or about the 25th day of your possession so that the builder will have had some time to address the items included on the PDI form.
  • Year-End Form (also called the End of Warranty Form or “11-month form) – This form has to be completed and submitted to Tarion and to your builder in the last 30 days of the first year of your possession of the home.
  • Second Year Form – A second year form can be submitted to Tarion and your builder at any time during the second year of your possession of your new home.  In fact, you can submit more than one second year form.
  • Major Structural Defect Form – This form can be submitted as required during years 3 through 7 of your possession of the home.

PRE-DELIVERY (PDI) INSPECTION A Pre-Delivery Inspection (PDI) is conducted at the time a newly built home is transferred from the builder to the new homeowner. Builders are required to conduct a Pre-Delivery Inspection of all freehold homes and condominium units. At the mandatory pre-delivery inspection, builders must complete a standardized pre-delivery form that contains all of the information that is contained in Tarion’s standard Pre-Delivery Form, which can be found at www.tarion.com. It is important during your pre-delivery inspection that you identify and document any items that are damaged, missing, incomplete or not operating properly and that everything has been completed according to your Agreement of Purchase and Sale.  Our Inspector will accompany you as you walk through your new home – with the builder’s representative – and will identify and document any visual deficiencies in the home. Features such as roofing (if safely accessible), insulation, heating / air conditioning (based on season) and ventilation systems and electrical systems will be inspected thoroughly to ensure your new homes’ major systems and their components are working properly.


END OF WARRANTY INSPECTIONS

End of warranty inspections for a newly constructed home nearing the end of the builder’s 1-year warranty period, also sometimes referred to as “11 month” inspections, is, potentially, of such importance to the new homeowner that its importance cannot be overstated.  Don’t let your warranty expire with covered items that may need to be corrected.  By working with Henry’s Home Inspections, you can provide your builder with a thorough, written summary of any defects to be corrected while your home is still under construction or warranty.
